When a UK office building already has its architectural and structural models, the remaining gap is usually the engineering layer. Project 600.UK is a clear example. The building covers 4,700 m² across four basement levels and 13 upper floors, 17 stories in total. ViBIM's scope was limited to Mechanical, Electrical and Plumbing (MEP) modeling, because the client already had other services in place for the rest of the building.

Scope in brief
The team modeled the full MEP network to LOD 300. That includes mechanical systems, piping, ducting, lighting and related equipment. The inputs were a point cloud and PDF drawings. The deliverable was a complete MEP Revit file, built and coordinated with Revit and Navisworks, with support from internal tools.
The architectural and structural elements were supplied up front. This let the modeling team spend its time on the engineering model rather than on the building shell.
Why this job was demanding
Several conditions made the work harder than the floor area suggests:
- The MEP systems of a high-rise are dense. HVAC, electrical, plumbing and fire protection all share the same shafts, ceilings and plant rooms.
- The point cloud in the basement levels was of poor quality. This made ventilation, plumbing and cable tray runs hard to identify.
- The rooftop machine rooms were large and connected to the basements through narrow technical ducts, which complicated data capture.
- At the estimating stage, only PDF drawings and exterior images were available. That limited what the team could judge about false ceilings, shafts and object density.
What the team did about it
To keep the estimate realistic, the team compared the building with similar past projects and analysed its area, type and MEP density. During modeling, the work was split by system, and each system received its own color. Parametric families were built for repeated objects, which reduced modeling time in the densest areas.
For quality control, the team used sectional views, Navisworks checks and internal platform checks. The target was dimensional accuracy within ±15 mm, in line with the real construction details.
Takeaway
A MEP-only engagement is a focused way to get an engineering model for operation, renovation and maintenance planning. The 600.UK case shows that even with weak input data, a structured split by system, reusable families and layered review can produce a model that holds up.
